Leaside Market Report and Average Sale Price - October 2008

Leaside sales came down by 33%, but the average sale price climbed by 13%.

Surprisingly, the listing price versus the sale price decreased from 104% to 97%, which is a relatively modest decline compared to other Toronto neighbourhoods. 

As I have mentioned before, Leaside buyers don’t appear to be too concerned about the economic turmoil in the U.S. and Canada.
Will they be proven right? The jury is still out.

There were 2,546 transactions recorded last month in the City of Toronto, an 11 per cent decline from the 2,854 sales in September 2007, and a five per cent drop from the 2,680 sales in September 2006.

The average price of $393,647 came down six per cent from the September 2007 average of $420,182.

The Greater Toronto Area (GTA) showed a six per cent decline with 6,424 homes changing hands last month, compared to the 6,866 sales that took place in September 2007. The GTA resale housing market has seen home sales decline by 14 per cent from the 73,827 transactions recorded a year ago.

There have been 63,595 sales through the Toronto MLS system this year. In the City of Toronto, year-to-date sales have declined 16 per cent from last year’s figure of 30,059 to 25,257 transactions in 2008.

There are 38 homes available for sale in Leaside. Inventory of homes for sale is slightly higher than in previous years. The Leaside market continues to show very strong demand from buyers, and it continues to be a seller’s market.
 
In May of 2007 there were 31 homes sales in Leaside, compared to sixteen sales in May 2008, representing a 30% drop. The average price was $859,706. 
Six out of the sixteen properties sold received a selling price above the listed price. The lowest price was $474,500 and the highest sale price was $1,700,000. The highest sale received 113% of the listed price and the lowest got 90% of the listed price. 

The average selling time was 12 days. Leaside Market Still Favours Home Sellers

Some real estate markets simply defy all common wisdom, and apparently march to the beat of a completely different real estate drummer.

Leaside is no exception and continues to be one of Torontos hottest real estate markets. A brief look at the last 25 sales in this high-demand neighbourhood shows no fear or holding back by homebuyers.

The figures below are based on a calculation of the last twenty five home sales in Leaside:

  • Sixty four percent were sold above the asking price.
  • Twelve percent of the homes sold in the last month received the full asking price.
  • Less than a quarter of these homes sold below the listed price.

With the arrival of kinder weather, Leaside inventory of homes for sale has gone up significantly compared to the last few months. In early April there are a total of twenty six homes available for sale, ranging from the mid five hundred thousand dollars to over one million eight hundred thousand.

Who Are My Neighbours in Leaside

Demographically, the Leaside community is made up predominantly of single-family homes housing upper-middle class families. The most famous house in Leaside is James Leas, located at 201 Sutherland Drive.

Built in 1909, it is unique in that the back of the house faces Sutherland Drive. It was originally built to face a street that no longer exists.

The 22nd and current Prime Minister Stephen Harper was also born and raised in Leaside. Due to city expansion, Leaside has become prime real estate with the Greater Toronto Area. Recently a home on Leasides prime street sold for over two million dollars, a record for this neighbourhood.
