<p>In 1912, Toronto Suburbs Ltd., guided by George Kappele and D.F. Crowagen registered a plan of subdivision for the old Waverley farm at Mount Pleasant Road and Lawrence Avenue. The developers named this new subdivision Waverley Park.</p>
<p>Like other Toronto neighbourhoods from this era, the actual building of homes in Waverley Park was stalled initially by the First World War and then by the depression.</p>
<p>In 1931 the City of Toronto expropriated the properties in the centre of Waverley Park for the creation of a public park. The Park was named Wanless Park, and eventually the entire neighbourhood adopted this name.</p>
<p>Wanless Park, Wanless Road, Wanless Avenue, and Wanless Crescent are all named after John Wanless, a former Toronto alderman and educator.</p>

<p style="text-align: justify">The median sale price also climbed from $1,705,000 to $1,975,000, an increase of 16 percent.</p>
<p style="text-align: justify">The listing (asking) price as a percentage of the sale price saw a minor adjustment from 100 per cent to 99 per cent. However, it took 12 days less to sell a home in this neighbourhood.</p>
<p>Lawrence Park and Leaside continue to defy the trends from most other markets throughout Canada.</p>

<p>There were 2,546 transactions recorded last month in the <strong>City of Toronto</strong>, an 11 per cent decline from the 2,854 sales in September 2007, and a five per cent drop from the 2,680 sales in September 2006.</p>
<p>The <strong>average price of $393,647</strong> came down six per cent from the September 2007 average of $420,182.</p>
<p>The Greater Toronto Area (GTA) showed a <strong>six per cent decline with 6,424</strong> homes changing hands last month, compared to the 6,866 sales that took place in September 2007. The GTA resale housing market has seen home sales decline by 14 per cent from the 73,827 transactions recorded a year ago.</p>
<p>There have been 63,595 sales through the <strong>Toronto</strong><strong> MLS system</strong> this year. In the City of Toronto, year-to-date sales have declined 16 per cent from last year&#8217;s figure of 30,059 to 25,257 transactions in 2008.</p>

The neck breaking speed of the last several years has turned into a normal and steady pace, and it shows signs of continuing. </p>
<p align="justify">Unlike the figures we see in most other Canadian housing markets, the Greater Toronto Area (GTA) still managed to show a modest average price increase of 1 per cent, compared to August 2007. Prices in the City of Toronto however, came down by 1 per cent compared to August last year.</p>
<p align="justify">However, the number of home sales is not fairing as well. Sales continue to show a steady drop both in the GTA and the City of Toronto. August sales were down 22 per cent in the GTA and 25 per cent in Toronto, compared to the same month last year. Home buyers are being helped by an increase in active listings. There are currently 25,076 properties available for sale, which is a 31 per cent increase over the number of active listings in the Toronto MLS system a year ago.</p>
