Last year there were 51 homes sold, versus 35 in 2008, a 35% drop, but the average sale price managed to climb 10% from $1,969,000 to $2,164,000.</p>
<p style="text-align: justify">The median sale price also climbed from $1,705,000 to $1,975,000, an increase of 16 percent.</p>
<p style="text-align: justify">The listing (asking) price as a percentage of the sale price saw a minor adjustment from 100 per cent to 99 per cent. However, it took 12 days less to sell a home in this neighbourhood.</p>
<p>Lawrence Park and Leaside continue to defy the trends from most other markets throughout Canada.</p>

<p style="text-align: justify">I want to share with you the main lesson learned from this unfortunate experience, so that you won&#8217;t make the same mistake yourself.</p>
<p style="text-align: justify">The big question, of course, is why it took ten years to sell a home in the midst of the longest real estate boom in Canadian history. </p>
<p style="text-align: justify">The answer, in a nutshell, is that the house wasn&#8217;t priced right. In fact, the owners went through a total of six real estate companies, listing their home 26 times on the <strong>Toronto MLS</strong> and changing their listed price a whopping 34 times!</p>

<p>Without a doubt, pricing your home correctly from the outset is of critical importance, especially in a softening real estate market such as the one we&#8217;re in now. The seller initially priced the house &#8220;ahead of the market&#8221;, and continued to do so throughout the ten-year period. Essentially, the listing price was above what buyers were willing to pay at any given time. </p>
<p>Real estate agents cannot perform miracles, even during a boom. A house listed at 7-to-10 percent (or higher) above the true market value simply will not sell. Today&#8217;s buyers are market-savvy and can find out all the information they need to reach their own conclusions about a home&#8217;s value. </p>
<p>This is always true in any real estate market, whether it be in a large city like Toronto, or in a small town like Wapakoneta, Ohio.</p>
<p>The moral of the story is to pay close attention to the mood of the market. Have your agent do her homework, prepare your home for maximum appeal and finally, DO price your home no higher than 2 to 3 percent of other comparable homes that have sold recently in your neighbourhood.</p>
<p>Or, like the unfortunate seller in Lawrence Park, you might be celebrating a ten-year anniversary, too!</p>

<p align="justify">One of the most attractive features of this new development is that residents will be able to enjoy the outdoors from balconies, patios and gardens with barbecue hook-ups.</p>
<p align="justify">&#8220;We&#8217;ve attracted some buyers from the other neighbouring buildings because they didn&#8217;t have the outdoor space that they were looking for,&#8221; said Ms. Athanasoulis, Cresford vice-president of sales and marketing. &#8220;You can&#8217;t barbecue at some of the other buildings.&#8221;</p>
<p>Amenities will include a gym, pool and party room with a fireplace, bar and kitchen. Residents will be able to avail of a guest suite, 18-hour valet service and 24-hour concierge. The developer says courtyard gardens will also be created on the grounds.</p>
<p>The area&#8217;s main attractions include the Granite Club, Sunnybrook Health Sciences Centre and York University&#8217;s Glendon Campus. Residents will have easy access to the many restaurants, gourmet stores, and antique stores on Bayview Avenue.</p>
<p>Occupancy is slated for fall, 2010.</p>

<p>There are 25 homes available for sale in Lawrence Park. Inventory of homes for sale has increased since last year. This neighbourhood is shifting from a sellers to a buyers market. However, prices are holding strong.</p>
<p><span id="more-5"></span></p>
<p>Six homes sold in May 2008 at an average price of $ 2,872,333. The lowest sale price was $1,769,000 and the highest was $4,475,000. The average selling time was 23 days. In May 2007 there were Nine sales at an average price of $1,939,778. The lowest sale price was $1,225,000 and the highest was $3,250,000.</p>
<p>In May 2008 one home sold above the asking price while the other five sold below the asking price. I consider this to be an indicator of prices beginning to soften.</p>
<p>The number of buyers has dropped considerably as the 35 percent sales to listing ratio shows. This ratio is the number of homes sold as a percentage of the number of homes currently available for sale. Throughout 2007 this ratio stayed in the 80 to 90 percent range for most of the year.</p>
