There are 25 homes available for sale in Lawrence Park. Inventory of homes for sale has increased since last year. This neighbourhood is shifting from a sellers to a buyers market. However, prices are holding strong.

Six homes sold in May 2008 at an average price of $ 2,872,333. The lowest sale price was $1,769,000 and the highest was $4,475,000. The average selling time was 23 days. In May 2007 there were Nine sales at an average price of $1,939,778. The lowest sale price was $1,225,000 and the highest was $3,250,000.

In May 2008 one home sold above the asking price while the other five sold below the asking price. I consider this to be an indicator of prices beginning to soften.

The number of buyers has dropped considerably as the 35 percent sales to listing ratio shows. This ratio is the number of homes sold as a percentage of the number of homes currently available for sale. Throughout 2007 this ratio stayed in the 80 to 90 percent range for most of the year.
